EICR after tenant consumer unit change and shower addition

Anonymous user 09/03/2024 - 3.11 PM

I let a flat in Croydon. I had a long term tenant who, apart from not paying rent liked to work on the electrics. I think he changed the consumer unit and he definitely added sockets and a shower. Now he´s gone, what checks / certificates do I need done to get the place legal for renting again. Everything seems to work fine btw Update: Many Thanks for your reply Deacon Electrical, I can´t work how to post a follow up question so I´ll try putting it here: Once any work required is done and I´ve got the EICR, is that all that needs doing [I´ve looked at other posts and do I need to speak to someone at the planning department maybe]? Laura Second edit:: Thank you so much DEACON ELECTRICAL SERVICES

An EICR done as top priority! My edit....Hi Laura, once the EICR is done the inspector will either deem it satisfactory or non satisfactory. If Non satisfactory he will give you a list on the certificate for remedial work to be done for continued use. No need to involve Building Control at all.

Hi there If your tenant change the fuse box they have give you a Installation certificate and builder control notification what they did not give you. also of you tenant add some socket from existing circuit they should to give you Minor certificate and do not need to notify the job. however they did not give them to you as I think they didn't do by register electrician. for know to rent ,sell or insurance purposes you need EICR and do not need builder control notification for this certificate. please note this certificate is like MOT then you can receive the satisfactory or un satisfactory EICR then you k ow what you need to do to make it safer reg by latest regulations BS7671-2018 I hope all clear

Whoever change consumer unit, shower and added sockets need to sign an EIC (electrical Installation Certificate) after a Visual inspection and test is carried out, and if the work is up to standard (BS7671 18th edition).

Once the eicr has been done you will get either a satisfactory or unsatisfactory certification, you then can ask the person who did the eicr to quote for the work and you can ask other electricians to do the work but just remember whoever does the work will need to be able to provide the certification to make it a satisfactory report
