Hi, We bought a house and want to join the Kitchen and the dining room but a main wall separate both (so we surely need a Beam). Do we need building permission? who should we contact first? Thanks Greg

Hi yes you would need to meet building regs approval. I would contact a structural engineer to clarify if the wall is supporting and provide structural calculations for any beams needed. Also at the same time you could contact your local council and download building regs forms these can be downloaded from your local councils website. Once you have structural cals from a structural engineer (if needed) you can then get accurate quotes from builders.

Most builder would tell you if the wall is load bearing and could still quote the work
As the beam size would be similar to other Jobs completed and could pass all the detail to a Structual engineer
