Poorly fitted roof and roof windows

My builder had just tiled the extension roof and installed 4 roof windows. The work is of a very low standard. He broke loads of tiles during fitting but still used them. He left the roof unfinished so rain has come in and soaked the internal blocks and wall insulation. The roof windows were fitted without any instructions. He had t peeled labels etc that he should have. On the top there’s already a clip come off the roof window. Shall I get a second opinion? How do I tell my builder the work is poor. He won’t listen and keeps saying he’s sorting it. I am so stressed about this. Wish we had t hired him. Thanks in advance.

Hi, It seems from what you’ve described that there could be many issues as to how/why water is coming in, Broken tiles will obviously mean the water is getting behind them and whether your builder has fitted a felt/membrane properly underneath will need to be checked and the tiles replaced as soon as possible. The roof windows will probably be because the flashing kits around them are not fitted correctly which will allow water to run down the side of the window so you’d also need to check this. If you’ve paid the builder and the roof isn’t completed I would call them back and show them your issues with there work. Most reputable builders will not ask for payment until work is completed and the customer is satisfied with the job. Hope this helps PML roofing

He should never have used broken tiles and the roof should of been water tight once felted and latted so he's obviously done something wrong. I wouldn't get him back it sounds like he doesn't k ow what he's doing. Get someone else to fix it and try get some money back off the person who done it. If he was guna do it right it would of been right the first time.
