Damp Proofing

? Source of damp smell. What tradesman do I ask

Anonymous user 28/02/2024 - 3.50 PM

Hi, For the last 2 weeks there has been a wet dog/damp smell in my spare bedroom. I’m not sure who/what type of tradesman to get to come and see if they can find the cause and fix the problem. I am in a flat, 3rd out of 4 floors. There are no damp patches or other visible signs of damp. 2/3 years ago I had a leak in my bathroom (flush pipe) which did cause the tiles next to the toilet to raise slightly at the time. I never had the tiles lifted as they are fitted under the bathroom units so was going to be a big and pricey job. There is no smell in the bathroom. But this bedroom does share a wall with it About 2 weeks ago our upstairs neighbour had a leak which we discovered by seeing a small amount of dampness around our flat door frame. The problem was fixed and the area was dry within a day. No smell from that area either. The flat is well ventilated, room doors always open, windows open most days and heating on at least weekly (even though it’s technically summer!) So I don’t know what the cause or origin of the damp smell is and I’m not sure who I should be asking to come in and asses? Thanks! (Glasgow)

Are you a tradesperson and able to answer this question?

Given that the property has bee the subject of at least two case of water ingress I’m first thought about a smell is were timber or Gipson board were wet it’s normal these a funky odd smell especially with the hot weather. I’d say keep as much air circulation as possible.

Because your mucus membrane is about 80% water , a human cannot smell damp or water. What one can smell is fungi spores when they saturate the air at 13 parts per million or more . If you can’t see any fungi or mould, then there is a hidden cavity where the mould or fungi is blooming . It was all started by moisture but as it dries, the plants will continue to express spores and you’ll smell it . It’s a difficult one to fix .... look for spaces where there is poor air exchange and confined voids and seal it up to stop the smell from getting into the air .

Sounds like you need air circulation so try and keep your windows open even if thay are on the first safety catch if they are upvc . THIS HUMIDITY IN THE WEATHER WILL NOT HELP
