Leak in my bedroom

Anonymous user 28/02/2024 - 3.50 PM

Hi , I’ve got a leak in my bedroom.! We had a damp patch a while ago and I thought I’d sorted it. But I’ve recently fit a blind and water is coming through the bracket ? I’ve fixed the bracket into the steel lintel to get a better fix and now the drip is coming through the fixing hole . I’ve cleaned my gutter out but still getting in . Can you help ?

Are you a tradesperson and able to answer this question?

There must be something wrong with a tile or slate at the eve area of the roof. Water finds the fastest route , if you have had the gutters cleaned and there isn't a blockage and water isn't spilling over the side (check the gutter, to make sure it's not tipping towards the facia) it's a really easy fix, bit trickier if it's slate but still shouldn't be an expensive job. You could go in to the loft and check the water tank and pipes also but , if it's only when it rains I'm pretty certain it'll be a broke tile/slate. If you have a box gutter, it could be a split in the lead or asphalt but if it's a normal bracketed gutter again the issue has to be the bottom course of tiles. Hope this helps

There could be a problem with the bottom roll of tiles or slate it could be that the felt has rotted out going into the gutter and water driving in under the fascia boards you can fit a felt support tray to solve this hope this helps I could visit you to have a look regards pele p b roofing

It will either be a issue with the eaves section of the roof up to a metre up or there could be a issue with the pointing on your outer wall above the window, definitely worth a look.

The last builders information was pretty true but it does not mean it's the bottom row of ties or slate,if there is a broken tile/slate anywhere on the roof the water will always find it's way to the bottom of the roof leading you to think it's the bottom row ofslate/tile You need to clean and examine the whole roof above the leaking area
