Crack above garage door into the brick work
Anonymous user 23/02/2024 - 3.32 PM
Hi, We wondered if someone could come and look at a large crack above our garage door. It appears to be the outer layer peeling away but actually goes a lot deeper and we are not sure if it is something which can be fixed?
Are you a tradesperson and able to answer this question?

Hi Lizzie_34
Sorry to hear you have a crack in your brickwork, this can be a little scary but does not always mean it is. If the crack is at first floor level and there is no evidence around the garage door of other disturbance or movement that should be one big concern out of the way, means the house structure / foundations are sound and there is something local to the crack causing it.
Usually you can see other evidence elsewhere too, if the crack is really bad then it would likely show inside the house as well, maybe not exactly in the same place but local to the area of the crack.
The key is to finding the cause of the crack and fixing that, as for the crack itself, this can be as simple as removing the bricks along the crack and relaying them.
Try not to get too concerned, unless something dramatic has happened to the area such as recent construction work then movement tends to be slow, but it does need to be checked out and it will need to be fixed.
And to answer your last point, everything can be fixed.
I think that you would need to post this as a job on MyBuilder to get the details of someone to visit and inspect it for you.
Best of luck.

Because it is above the door and described as a large crack it could mean the lintel has moved or began to fail in some way . If it looks like the face of the brick is peeling away that is from weather getting inside the wall and causing damage . I definitely recommend having someone in your area look at .

Remove the render. If the door has no lintol it needs one. If it is the bricks they need to come out, replaced and rerendered.

I would grind the existing beds out and put railway bars in and repoint it up

If the crack is right through the building it will need a rebuild or helibars or stitching bars

It sounds to me it could possibly be either a wooden lintel has deteriorated and has either swelled and pushed brickwork apart causing the wall to crack or the lintel has split and rotted
And the brickwork has dropped /slightly moved
If this is the case then either replace the timber lintel with a good seasoned new timber lintel or install a new stell lintel and then sort the brickwork
With out seeing pictures or inspecting the condition it is hard to assess the correct reason or cause
