Water came in from flat above - just need to dry out?

Anonymous user 23/02/2024 - 3.32 PM

My upstairs neighbour left his sink running which overflowed and water has come in through a light fitting and through the small holes in the ceiling where the pipes for the hot water tank go through. There was a small amount of visible water on the paintwork at the top corner of one wall. We had an emergency contractor who came out and said we just need to let it dry out. He said that because there was so little visible water and the ceiling had no movement or give to them, that’s all it needed, is this the case? The water on the paintwork was dry after about 7/8 hours and the ceiling is still not damp or showing movement when pressed.

Let it dry out and monitor. If no sagging, damp/mould visible or lighting circuits tripped or any cracks visible and is a one off then should be ok. If you're really concerned then have someone out for a second opinion.

Water damage may take some time to really penetrate. I would advise replacing plaster board ceiling and repeater. Have all electric checked. And decorated.

I would advise the client to have a electrician to check out the wiring , if water gets into the wiring it can cause a fire hazard , I would also advise that the ceiling be vented as this will aid the drying out process this will prevent mould build up and aid the the inspection of the wiring.

once the ceiling has dried out it will leave a mark and if untreated will go yellow....the yellow will always show through unless treated with a mould sealant then re painted. however there may be a puddle sat on top of the plasterboard and if untreated might find its way through somewhere else...good luck with it
