Ridge tiles need sorting out.

Hi what's best to do ? My house is 63 years old. My ridge tiles have lose mortar & missing mortar. Iv had 3 different offers to what to be done. Repoint with mortar or putty . Replace with dry ridge. Lift and Re-bed tiles. Lots of different prices to go with each choice. Thanks for advice.

Lift and replace if the ridge tile are ok or dry ridge system would work

Best thing to do without having a visual inspection would be to re bed the tiles and also re point to give a waterproof and good finished look

Hi ,my advice would be to use Flexipoint flexible pointing compound. Whenever we are called out to repair old ridge tiles we always advise home owners to make sure the contractor carrying out the work removes the old bedding where required and most of all repoint on a flush clean surface. We use a technique where we grind back all loose and old cement pointing and clean the surface then re-bed and repoint with Flexinpoint this way our clients can have peace of mind and then have a 7 year guarantee on the work carried out.

Providing the roof is predominately water tight and in good order and that you have no plans to extend or carry out other extensive works then localised lift & re-bed is your best option. As your house is 63 years old, unless its got a modern breathable felt, a dry ridge system would not work and unless its a listed building or already has a lime putty system there is no point other than to push up costs. Dry ridge as that is inline with current british standards and guidelines. The benefits of this system is there no mortar to fail, no wind up lift due to mechanical fixing with 4 inch/100mm screws and clips and furthermore it promotes breathing of the roof which extends timber life expectancy. It’s a maintenance free option, and would outlast rebedding the ridge tiles. Just repointing the ridges wouldn’t last and in a few years your be back to square one again eg wasted money and all recognised professionals in the industry consider this to be cowboy and half a job best to avoid anybody who recommended this. there a reason nobody uses the putty and you never see it too it has it place sort of but really it’s just a gimmick and very expensive.
