Are the cracks showing in the walls just cosmetic or subsidence?

Should start by saying that I haven't bought the house yet and so i would obviously get a structural survey done before going through with the purchase, but i wanted to get some guidance before I spend more to get it checked out fully. It's a mid terraced house and I noticed on viewing a few large cracks in the bedrooms upstairs. There is a diagonal stepped crack running along the chimney breast in one of the bedrooms and in the other there are two cracks running from the top of either corner of the window up to the ceiling. I tested the window in this room and it does jam when trying to close it almost like the structure above the window frame has dropped. It does close but you have to pull it with some force to shut it. Any advice would be appreciated

Sounds like theres been movement of lintels (Above window) or chimney breast.. or could be shrinkage depending on age/state of the property.. Worth a survey if you’re keen on the property. 👍🏻

I would suggest the structure is fine and the cracking it just wear and tear through the years. Cracking on a chimney stack can be caused by excess heat. Heat resistant plaster can fix this issue. The window itself maybe just had to many slams shut and move from its position. i would suggest a joiner check this. All in all... The cracks are minor cosmetic issues that can be repaired to never show again. If the is cracks are around 10/15mm wide then there is an issue in structure.

Yes its subsidence. If it's just the rear rooms .it could be the drains .if u don't get it checked you won't be insured if you make a claim later on .
