Plastering & Rendering

sand falling from tiles and walls in flat roof kitchen extension

Anonymous user 16/03/2024 - 2.30 PM

I have kitchen extension built probably 20 years back, which has flat roof over it , walls are tiled , I can see big joists so i am assuming ceiling has no plaster boards Unfortunately it leaks if it rains heavily even after getting a new fibre glass roof, i think lead pointing on side wall is the issue for it, but that is not the concern for now. Main Issue is with sandy dust falling from tiles and from the wall where joists are placed. Is there a temporary fix for it? for e.g using a product like sika flex ebt to seal the area where joists are placed on walls? If temporary fix is not possible does the brick wall need re pointing from bottom to top and do we need to have a new roof installed?

The question is conflicting. They are saying the problem is with the roof but then talking about repointing walls.
