EICR required by Landlord in Communal Flats area?

Do you need and EICR for the private part of a flat if letting it out, even though the communal wiring, up until fuse box I guess, is covered by housing management agency?

Are you a tradesperson and able to answer this question?

Hi All landlords have a responsibility to ensure that the electrical installation in their property is safe for use. This is covered by the Landlord and Tenants act 1985. The best way a landlord can confirm the installation’s current condition is to have an EICR carried out by an Approved Contractor. On a tenanted domestic property, this is required every 5 years, or at change of occupancy. Communal areas of flats fall under the commercial side of electrical installation, and therefore require an EICR to be carried out at least every 5 years.

Hi All landlords have a responsibility to ensure that the electrical installation in their property is safe for use. This is covered by the Landlord and Tenants act 1985. Legislation states that a) The Landlord must confirm the property’s Electrical installation’s & current condition is safe for occupancy & commission for an EICR to be carried out by a qualified & approved Electrician with minimum city & guilds 2391 qualifications. In a tenanted domestic property, this is required every 3 years, or at change of occupancy. Communal areas of flats fall under the commercial side of electrical installation, and therefore require an EICR to be carried out at least every 3 years, which usually falls under the scope of works and reactive maintenance covered by a third party maintenance company that manages the communal areas. If unsure please check your tenancy agreement to see who’s responsibility the communal areas are.

Under the new laws the private landlord will be responsible for an EICR on the private flat. Where there is a communal area it is the responsibility of the free holder or management company. Where joint ownership of the communal area is applicable then there is a joint responsibility for an EICR of communal areas

All existing rentals by 1st April 2021 These are to be carried by an approved Part p Electrician who is registered with one of Authorised company for EICR testing Check their registration no with that company Before employing then
