Leaking roof - Builders gone - Can I claim on insurance?

Hi Guys, Hoping for some sound advice. We recently had our loft converted and since then we've experienced some obvious leaks and now some hidden leaks that are gradually becoming worse and worse. Originally we called out the builders to fix, which they did and for a while it seemed the problem was solved only for us to now notice it has been leaking for a long time hidden from view (the plaster above the window in the room below is falling off and the top bit of the window case has completed rotten and fallen in! When I contacted the builder I was informed due to ill health he'd wound up the business, virtually as soon as completing our conversion, leaving me without any guarantees or anyone to fix. What do I do? Will I be covered by my insurance? Thanks in advance.

In my opinion the builder is liable for his work and at that time should have had public liability insurance this should cover you and him for any expenses due to the damage and costs of having it rectified... I'm unsure if your insurance would cover it. As I said the builder should pay for any repairs and claim on his own insurance.. hope this helps ..Nik

Claiming on his public liability insurance won’t work as the leaks have happened after his finished his work not during the work. Public liability insurance doesn’t cover poor workmanship that a different insurance. It only covers accidents whiles work is on going, you either have to pay for the repairs yourself or take the builder to court but if his a limited company and has indeed closed his doors he won’t be liable however morally wrong and annoying that is... When we do loft conversions, or extensions, we contract other trades for specific jobs. It costs us more but if there are any issues, the subcontractor who carried out the work will deal with them. Most roofing companies give a minimum of 10 year guarantee, if they don't employ someone who will. The worst case scenario is if a builder who can do a bit of everything trys to do it himself to save money. Our reputation is everything to us, would be mortified if anything similar happened on one of our jobs. David Abbey Home Interiors

As per the last answer we are all skilled tradesman in our field, for example I am a carpenter so use a reputable roofer who does all my works so therefore I have peace of mind that if there ever are any issues they will resolve them, sometimes it’s worth me paying out more for my peace of mind as well as the customers.
