Do I need a steel or wooden beam.

Anonymous user 28/02/2024 - 3.48 PM

I want to remove a block wall supporting flat roof joists between a kitchen and dining room. This is part of an older house extension. The total width with wall removed would be 2.5m. Do I need building regs and rsj for this job or can I use a wooden beam without consulting planning. Thank you.

Since you gap is more than two meters, you need to consult a structural engineer to design The correct RSJ specifications and contact building control in your council for proper Permits, and inspection schedule, you will need a n inspection report from building control before and after works, good luck.

Hi, You will not need planning permission , unless your extending or changing the use. You will definitely need building control, private or BCP. You will need definitely need structural calculations and a universal beam or possibly 2 depending on wall type. You may also need extra footings by way of pad-stones to support the piers or vertical steels. Get some advice from a professional. This kind of job can majorly de value your home if there is no paperwork to prove it is structurally sound. Best of luck Greenheartbuilders

Yes, a structural engineer, and that span will need a BIG beam, probably two beams.
