Demolition in Conservation Area

Hello I am looking to demolish my conservatory and build an extension in it's place. We are within a Conservation Area and AONB. What Planning Application do I have to submit. Normal Householder? do I need to get a separate permission for the demolition in a Conservation Area or can it all be done under a householder? Thanks

Hello,
Given that your conservatory is an existing building you shouldn't need a separate application to demolish it. Basically you are replacing an existing structure.
If your property is not listed you could submit everything in one application as a Householder Planning Application.
Depending on the size of your proposed extension you might be able to use the permitted development rights. A lot of the regulations apply for conservation areas and AONB.

Yes if you select householder consent on the planning portal application, then I believe there is another section that lets you select demolition within a conservation area.

To add to the above answers, which are correct but incomplete, the requirement to add the extra level of approval for demolition in a conservation area is dependant upon the volume of structure to be demolished. Upto 115m3 you are not required to make the additional application but above that volume, it is required. It is therefore dependant upon the size of the existing - if the average height (assuming a pitched roof) is 3m, then a 6.5x6m structure could be demolished without the specific application for demolition in a conservation area. Probably the bulk of conservatories would be under this size.

The previous answer it's OK, but if is a conservation area, application has to be submitted, doesn't matter if the development falls into PD rights
