Repairs to leaks under preformed GRP dormers

Hopefully someone can advise me on this. We have 2 preformed dormer roofs in the roof space and the roof is 18 years old. We had some very small leaks develop under both sides and 4 years ago a roofer came and applied cement to the tiles around both cheeks of the dormers on both sides. The leaks stayed the same however 6 months later he was uncontactable. Last year we employed a man with full scaffolding tower and I think he applied flashband to the lead flashings for £1250 which redirected the water and made the leaks far worse so that they are now damaging the ceilings below - he then denied any responsibility and became aggressive. We then managed to get someone else to come who quoted £2200 took £1400 and never did the job quoted and has now disappeared. Despite phoning roofers and putting the job on mybuilder only one person wants the job and I cannot seem to find anyone else in the Dorset area to send me a quote. I contacted someone from the Federation of Master Builders and he never got back to me. Is this job just too difficult and am I best to have the preformed dormers removed and replaced with Velux. Insurance wants nothing to do with it.

it Sounds like the leadwork/trays/tiling has been done wrong from the beginning... only way is to strip back tiles etc and start again... putting flashband on is just a diy thing and should never have been done... and never give large amounts of of money to anyone before they have done anything.... it’s a job that doesn’t need lots of materials to buy up front.... maybe contact your local council or trading standards safe trader scheme for a list of reputable traders... sounds like it’s a straight forward job for a good tradesmen.... hope this helps Don’t give money upfront to people you don’t know!!!!!!

Sounds to me you have been taken for a ride. Flashband is for temporary work. I believe it is put on the shelves for the bodgers in this world. I would be more than happy to come and offer you a free quotation. However I would like to see some photographic evidence or the said dormers. Any job that involves flashband will last until the cheque has cleared.

Hello, Duncan. I am very sorry to hear you have been treated so badly. Flashband and cement are obviously not going to solve the problem. If the leaks are entering down the dormer cheeks, it will normally be down to the flashing or soakers. The tiles should have individual lead soakers fitted providing sufficient cover to shed the water. You will need to have this checked by a reputable roofing company. Get at least 3 quotes. I would advise you never to pay upfront in the future. Ask future tradesmen for evidence of work done or referrals/references from previous customers. Make sure you have a written proposal or contract outlining the work required and payment terms. Kind Regards, Simon

I Agee you should never give money up front no matter what. Flash band is usually applied in a emergency situation neverhas a remedy. You job needs to be stripped down and looked at it properly, felt , underlay trays and lead work needed this will stop the water increase

Definitely done incorrectly from the start, and flashband, is not a long term solution. Shouldn't be a hard job to strip out and take a proper look to see what is going on.
