Does the whole lintel need replacing?
Anonymous user 15/03/2024 - 2.55 PM
After stripping off the architrave, I have seen that some water ingress has caused one end of two window lintels (the main solid timber lintels above a Victorian tenement window) to rot ... they feels a bit crumbly in the area where it sits on the upright, and they are discoloured. There is a slight bow in the lintel. Is it necessary to have the whole lintels replaced - and if so, with what? Or is it possible to repair it locally?

It’s structural.. so absolutely needs replacing!!
Probably a concrete lintel will be best but your builder will advise as he can see the job... hope this helps

I’m afraid you will need to replace the wooden lintel with a concrete reinforced lintel to meet building regulations and for safety,

It’s structural so it definitely needs replacing.
If timber has rotted and can crumble in your hands then it’s no longer any good.
If it’s a Timber structure the its best to replace with timber, ideally a stronger grade timber but your builder will know a little better as he can see the problem
