Should felt be flapping in my newly installed roof and gaps along the edges?

Anonymous user 09/03/2024 - 3.08 PM

I have had a new roof put on and am worried it is not to the new Bldg Regs or has some snags that I need to point out. Please please may you wonderful professionals able to help me clarify a few things? I can see light shining in around the base of the roof and the wall, is this normal? The felt moves a lot and I can hear it flapping in wind, even when not windy also some areas are left unattached and hanging down, is this standard practise? There is nothing to seal around the edges of where the flues (I think from extractors) go up though the roof apart from a kind of sticky tape. Does this meet bldg regs? and would this eventually let water through. Also some from of concrete or cement has been used to fix tiles, is this normal too? Thank you so much, this is not my area of expertise and just anxious that the job is done correctly and in best way.

Are you a tradesperson and able to answer this question?

By not looking it's really hard to judge but by the sounds of it, it is not a 100% satisfactory and the sticky stuff around the flues is probably flash band, an imitation of lead, you should have a flue cover, some times known as a witchs hat made out of lead, maybe have another roofer run there eyes over it.

Difficult to comment without looking, it may be something you want to point out to the building inspector... hope this helps

Without actually looking at the roof in question it's impossible to make any judgement. If new tiles where used then it should be new tiles not repaired tiles The felt gaming down could be an overlap and you can sometimes see chicks of light through new felt depending on what type of tiles you have on your roof What did building regs say as this is a notifiable & requires the finished article is signed of by building control. Good luck Alex

ask a local roofer to look muckwork [cement] is used on ridges and edges mainly the the pipes should have a rubber collar and you should be able to see metal below it but if you have concerns most reputable roofers will look for a small fee or send them photos but put your mind at rest get a local expert to have a look hope this helps
