Roof leak on between terraced houses

Anonymous user 28/02/2024 - 3.48 PM

Hi, I live in a middle terraced house on a slope so my neighbours roof is a higher elevation than mine and there is a small wall between. About 19 years ago There was water coming into our loft from a crack on the plaster at their wall. This was fixed and the issue seemed to go away but now the leak has re-appeared at a different point and has spread to much larger area, it is extremely visible across almost the whole length of the bedroom ceiling that also shares this wall. Any recommendations would be very much appreciated. Kirsty

It could be cracked render or pointing, or lead flashings or broken tiles/slates You need someone to go up there and do a thorough check and take photos... or if you know someone with a drone that will take video.. hope this helps

Cracked render, pointing or flashing will be the problem here, you need an inspection to be carried out,but its an easy fix once you identify the problem

Have a surveyors report and the Report will not only tell you what's wrong, but it should tell you what you should do to fix it properly. This is best in the long run, if you dont wont it happening again

Hi, Kirsty. Thank you for your question. As you suggest in your question, the party wall/firewall is more than likely the cause of the leak. The lead flashing may have failed or the render may simply need some attention. Get a few quotes from good roofing companies, as soon as you are able. I would also advise you to have someone investigate the loft/attic. Just to make sure all is well against the party wall. Kind Regards, Simon
