Fascia staining caused by failing sarking felt? A concern?

The survey on a property we are buying just came back. Amongst the things it flagged was the staining of the fascias at the side of the building. It suggested this was due to the sarking failing (on clarification they said they've assumed that the felt will have perished where it overlaps into the rainwater gutters). When we inspected the loft, other than one small hole, the sarking looked in remarkably good condition. It is of the bitumen type but not surprising given the age of the property (built in 50s). How likely is it the staining is down to perished sarking? How serious an issue is this? If it is - is there an easy fix (repair cost said £300 but I always thought replacing sarking meant taking the whole roof off!)? I would highly recommend using the EPS tray (eave protection system). It’s a lot more durable and also would not need to disturb the tiles. Also cost of scaffolding would need to be taken into consideration if changing first meter of felt. Tiles need to be taken off and stacked. Also price would differ depending on what tiles, plain tiles or interlocking tiles?

If it is the sarking then £300 would easy cover the cost, and only the first row or two of tiles need taking off, re felt 600mm up then re fit tiles making sure felt sits into gutter... hope this helps

Thank you for your question. If the bottom row of roof tiles are sitting correctly, they should overhang the gutter by 50 to 60mm. This ensures the water drains correctly into the gutter without running down the facia. I would advise you to check this first, as the sarking should not be relied on for long term drainage. If you did have to replace the bottom section of felt/sarking, the cost would be between £300 to £400. The higher price being to upgrade with a modern synthetic sarking and eaves tray. (the eaves tray helps support the sarking and allow some air circulation) The stains on the facia can be removed with sugar soap. Good luck with your house purchase, Kind Regards, Simon

Hi if the felts not rotted to far back then you can slide under the felt a eves protection system,,,,.e.p.s,and you will only need to remove the first row of tiles if they are pan type tiles you will probably be able to just slide them up and the system being plastic will never rot again running g felt into the guttering is a thing of the past

I would take two course of tiles out and fit under the felt plastic eave support trays that fall into the gutter line to prevent it happening again
