Rubber flat roof flashing
Anonymous user 23/02/2024 - 3.31 PM
I've had a flat roof rubber installed about a year ago and have noticed a leak in the ceiling. I've noticed that no lead flashing or trim has been installed over the join, should one be installed as a matter of course? Thanks

yes
it should have had a metal flashing supplied by the same company supplying the rubber glues & trims against the wall and trims or taped at any joins

Hello, Darren. Thank you for your question.
I presume you are talking about the join between the EPDM and the existing building. Although the rubber roofing itself will adhere to the wall, it is best practice (and essential), that some form of roof flashing be fitted. This is usually a metal flashing chased into the mortar joint and dressed over the rubber upstand.
This may not be the reason for your ceiling leak, but it would certainly be my first place of investigation.

Lead flashing is not used with EPDM roofing systems.
It should be finished with a wall trim.

1st of all where the roof up stand returns up the wall (if it does ) should either have a chase metal sunk into the wall covering the membrane and be finished with lead seal or have lead dressed over . If by join you mean to another roof then not necessarily it depends on the 2 different types of roofs . Get them back to rectify
