Is my fuse board out of date?
Anonymous user 23/02/2024 - 3.30 PM
Hi there, I've just moved into a new flat and am not sure if my fuse board needs updating or not? I was reading about 18th Edition Wiring but not sure if mine has that or not? How do I find out? Thanks, A

Hi there
If the flat is new it should have an up-to date metal consumer unit installed with a surge protection device .There should also be a certificate handed to you when your took possession of the property .From January the 2nd 2019 the 18th edition came out and in the regs stipulates about installing SPD devises. The only reason it wouldn’t be fitted is if some one as done a written assessment why it wasn’t needed or not required by the customer .

Get an EICR, Electrical Installation Condition Report done on the property. It will either pass or fail.

Hi Adam,
Depending on the age of your flat, I’m assuming a ‘new build’ when you say new, will determine whether or not you have an 18th edition distribution board.
If your property is on a development where building commenced prior to the 18th edition wiring regulations being issued (1/7/2018) and/or coming into effect (1/1/2019), it may only have a 17th edition Amendment 3 distribution board. This is due to the fact that it is permitted to carry out the installation to the regulations that were current at the time design/planning of the development was approved.
Therefore it is not necessarily true that an SPD would be installed as these are only a requirement of the 18th edition wiring regulations.
An Electrical Installation Certificate should have been issued to you as part of your ‘new home’ pack by the builder, estate agent or landlord.
A non 18th edition distribution doesn’t meet the latest edition of the wiring regulations but that doesn’t mean it’s not safe or requires updating.
If the flat isn’t a new build and you’re concerned about the condition of the electrical installation, I’d recommend having a EICR - Electrical Installation Condition Report - carried out.

If it is a new flat it seems unlikely that your fuseboard needs updating yet.
