Bricklaying & Repointing

Cavity tray above lean to mono pitch roof

Anonymous user 15/03/2024 - 2.55 PM

House: newbuild -cavity tray to the brickwork at the front of the house has to go above the canopy/mono pitch/lean to roof...(two courses above top of mono pitch which meets brickwork with weep holes- I guess!) But here’s the real question:- below there is a garage & front door that is flush with the Face brickwork at the front of the house and the lean to roof goes right across these doors and the protruding bay window . The question is :- does the CAVITY TRAY UP TOP have to go all the way across the garage and front door and bay window , or is it necessary ONLY for that which is above the bay window as that bay protrusion now becomes part of a room interior. Also the area of brickwork/block work within that roof space which is above the bay window :- would it need some vent perps for ventilation here there and everywhere ? , but not sitting on the lintel -as that could give damp Patches in the plasterboard ceiling within the bay?!?! Anybody any thoughts ?

Are you a tradesperson and able to answer this question?

Is it a complete new build (not an extension)? If it is then put the tray all the way across minimum 2 above the top of the roof. It only really needs it above the bay but the extra work and cost involved in laying it right through will be minimal. I’m not sure what you are referring to with regards to the vent perps. Not something I’ve ever come across. The brickwork begins a canopy roof won’t need ventilation in. The roof should have some ventilation in the form of a tile or eaves vent though. As long as the roof is watertight and ventilated the brickwork behind won’t get wet.

Cavaty tray above every window on lintell and a good 350 longer than lintell to allow for all damp to be released weep wholes every 2 bricks with turned up edges in the perps

The cavity tray would need to run over the bay but not over front or garage door the doors should have their own trays if you were to run tray right across doors this would obstruct the cavity’s air flow as for the brick/block providing there are vents in the brick work either side of the bay this would be enough hope this helps it was a little tricky to interpret your question if you had a picture or drawing I could give a more detailed exasperation

Cavity trays are only necessary above protruding extensions which are habitable

Without seeing the drawing, i guess it is only necessary for that which is above the bay,And the ends of the tray should be turned up. But it would be wise to consult building control or the architect to make sure.
