Measure Electricity Usage on each circuit breaker HMO Property

Hi Pardon my lack of technical knowledge and terminology, I am a complete novice but I will try to explain the issue and setup as best as I can I have a HMO property, I rent out rooms to individuals, I have each room wired to an individual circuit breaker on the circuit board I would like to monitor the energy usage in each room, I was wondering if there is anything out there that I can install to measure the usage. I have come across the following but I have on idea if this will do the job? YOUTHINK Single Phase Energy Meter Electric Meter Digital LCD Single-Phase DIN-Rail Electric Meter 10-40A Electronic KWh Meter Saving Energy 120 / 230V AC or SDM120-CT-Mbus-MID Context of problem I have some tenants who wastefully use electricity (e.g. excessive use of electric fans and leaving them on whilst they go to work - wasteful yet dangerous too) I have installed a third party energy monitor system with Efergy Engage. However this shows directionally how much is used in total however it does not single out who is using it wastefully. Any help would be great!

Hi there, You are correct in saying you could fit a single phase electric meter to the circuits, but it is most likely the socket and lighting circuits cross over between the different rooms so you would be no closer to charging occupants for the energy they have used. This would involve separate circuits for each of the tenants rooms. Regards, Spencer

Hi It depends on the space you have where the fuse board is located or how much space you have in the fuse board a din rail ct monitor would be better, in my opinion, needs to go in the fusebored or in an enclosure.

You could meter each room but you would need to rewire the whole house and have each room sockets and lights on one mcb it would be complicated and very expensive. i.e 4 rooms would be 4 circuits and 4 meters.

Yes you can do it, but the only way is if each flat has its own consumer unit. If not then it will be difficult to determine which user is using what inless you install smart sockets into each socket outlet and monitor it that way.
