How much is the labour cost for laying engineering floor and remove wall skirt for a house around 80 sq m?

I have bought a new built house with completion in August. I like to put engineering for the flooring of whole house except the stair with carpet. I tried to discuss with the builder to let us put the flooring before they fix the skirt. Unfortunately he said they have to do the air test and reluctant to take the responsibility to care of the flooring before completion. I do hope my flooring looks professional without beading. Could you please tell me roughly how much is the labour cost for laying engineering wood floor, and also how much extra to take off and fix back the wall skirt? And will it affect the wall painting and will it cost damage to the wall skirt? Does it worth to remove the skirt instead of using beading?

Hi Removing them is the best option the beading wont give your floor a great finish or look. Having dealt with this problem quite a few times now, iv found its actually not a hard job as the skirting boards in new build are only held on with a few pins and a product called grip fil . You can never say the skirting boards wont get damaged while they are begin taken off, but 99 times out of a 100 you wont get any damage , if you do they usually only use a standard skirting which would be around £3 per linear meter to replace. Any damage to the wall (usually none) will be covered by the skirting being lifted up by the size of the wood. Then once skirting boards are reattached they can be finished as if they had never been taken off. Depending on the engineered wood you have choosen fitting starts from £10 per m2 and then the removel , refitting and making good the skirting boards is £3.5 per linear meter.
