Rain/Penetrating damp - help a desperate woman please

Anonymous user 23/02/2024 - 3.30 PM

Woman with no DIY experience need help! I had work done in my house and have now noticed wet wall under my bay window every time it rains and is getting worse as we have more rain - this problem was not visible before as it was masked with lots of thick layers of wallpaper by previous owners. Am now completely lost. This is what I've done so far: New gutters and downpipes (paid professional of course :) Patch pointing work on/around the bay window wall - where it seems like it needed doing but generally pointing is in good shape (I will post pics, please don't laugh as I did this myself and it looks horrible:( Windows and sills re-sealed and ensured there are no gaps for water to enter the wall/windows. Thinking of buying and applying water repellant sealer and apply to wall by bay window and floor tiles by bay window. I've searched online for weeks now and found ideas above. But issue is still there. Please help!

Are you a tradesperson and able to answer this question?

It may be ....if your patio/slabs or driveway outside(next to your window) is less than 150mm below your d.p.c....when it rains it can bounce above the d.p.c..and get onto the wall and also if it’s a old house you may not have a cavity,it will be solid (so water will be inside n out).....or the cavity could just be blocked with old bricks or muck ...so both walls are touching....I dearly drill a brick out....see if you can clean the cavity...and also replace with a air-brick ...let some ventilation in .....hope this help

Hi Rita, this sounds like a very high humidity problem, rather spend any more money on works that may not work, i would suggest you contact a Independent Damp surveyor in your area who will be able to provide you with a definitive answer. Regards.

The first thing to do in this case is to determine the thickness of the interior plaster ( not render) . If the plaster is more than 4.0mm , it will be hygroscopic and appear damp after rain. Thick plaster is from previous repairs where render was not used

Very much doubt cavity is blocked ,would check ground level must be at least 150 mm below dpc ,also apply a good water repellent to brickwork ,also make sure dpc is adequate,if not drill and inject new dpc around bay ,regards Redwood builders

It could be to factors 1 raise ground level bridging dpc or it could also if window cill is stone the drip channel underneath has worn away causing penetrating damp
