Lintel replacement and pointing is building reg certificate needed

Hello We are selling our house and need to replace a lintel above the window and have some pointing work done (replace a few crumbling bricks and pointing) I can only see advice for new lintel but do we need a building regulation certificate for a replacement lintel or the pointing work? FIA

Depend how big is lintel, if window is externally? if you change the appearance? but normally under normal or usual conditions to many people do not apply, but for the peace and safety reason , as a rule I would say YES, alterations of a structural nature require Building Control approval. Generally, the installation of a beam or lintel is required. The advice of a Structural Engineer may be necessary. If in doubt, please ask.

No you will not need Building regs for this as your not changing the appearance of the outside of the building' but please be aware that if you are doing these works yourself then you MUST support the brickwork above the window with acrow props & a strong boy which sitS on top of the acrow prop & passes through the wall to support everything above the lintel.

Not always just depends how you guys wanna do it or how big it is and if it's one of the the main lintel
