Why is my EPDM roof leaking?

Recently had an EPDM roof fitted with new osb boards. The roof joins a the wall of a garage above it. Water has been coming in below this wall. I’ve sealed the lead flashing and also re-rendering up to ten inches above the lead as render seems blown. I’m hoping this will stop the leaks. However , I’ve taken a square of the ceiling down and the osb boards are wet - if you rub them water drips. Friend who work in maintenance agree that the roof seems to have been fitted ok and the roofer is at a loss to explain it

It may be condensation , do you have insulation between the ceiling and the osb boards.

When the roof was boarded where they exposed to any water / left boarded over night ? An EPDM Firestone roof usually comes in one piece (providing its Under 13.5 m2). I can’t see it being the rubber membrane. Probably have an issue with a flashing in the wall / render. Don’t forget we’ve had a lot of rain recently. If you get any driving rain towards the wall, that won’t help. Check the render once dried and see how you go. You could always get some clear sealant and spray the wall / render. I don’t install the EPDM roofing myself but I have stripped a few and replaced with felt as this problem seems common, the EPDM doesn’t breath and just sweats causing a constant damp problem. It may be worth calling the manufacturer and asking them to do a site visit to check the installation and the vapour control. Hope this helps.

The wall above could still be letting water in. Also what is the state of the eve course on the main roof . Is ther a cavity in the main house?
