Repair/Replace on half of garage roof
Anonymous user 09/03/2024 - 3.07 PM
My garage roof is leaking and I’ll need to get it repaired or replaced soon. The issue I have though is that my garage is joined to the neighbours garage and we share a roof. So, is it possible to just repair/replace my half or is it a case where the whole roof would need to be done. As far as I know they are not having any issues with water leaking, just in our garage.

It is possible to replace just your half.but there is a chance that if the other side started leaking it could in time bypass and cause decay on your side.it would really depend on the condition of your neighbours side.water is no respecter of boundaries.its always better if the whole roof is done.and most roofers ( myself included) wouldn't charge double the price if the two sides were done at the same time.

With the flat roof systems of today like Firestone EPDM who have termination bars availbe which isolate your roof from next doors with a permant seal. This solution is exllent and will last the life iof the new roof if correctly installed.

Yes it is possible to just do one roof and join on to the neighbours but it would always be a better job to do both sides at once so there is no jolting as this over time would be a weak point as less detail and jolting is always best on a flat roof . We always suggest doing both and offer a discounted price for both and can cover the one complete roof with our insurance for both parties.

It’s usually a good idea to Pay a little extra and do both to save future head aches
