Mezzanine over kitchen/living area

I’d like a mezzanine floor area over the kitchen end of my 22 x 19’ kitchen/living room. This is for storage only, the bungalow is small and there are no storage areas. It’s a dormer bungalow (dormer over hallway only) so it has a vaulted ceiling. The mezzanine could be around 8’ to 9’ deep x width of the kitchen. Assuming I’ll need Building Regs and structural calculations. Would the Council Planning Dept need to be involved as my house planning permission stipulates ‘no further living accommodation above ground level’. This isn’t a living area but the Planning Dept were anti giving PP anyway and I had to go to appeal to get it. Any advice greatly appreciated! Many thanks

P p is not involved but you need drawings with calculations and submitted to building control

This work can be carried out without planning permission. But under local authority building control, you will need calculations to prove your method is structurally sound, this will be discussed with your building control Inspector but calcs will need to be shown to provide proof. You can also use a private building control Inspector, either should be happy to offer sound advice to help achieve your requirements. Once all requirements are met you will be issued with a current certificate to cover building regulations.

Agreed with previous answer drawings from architect and calculations from structural engineer must be submitted to building control.

If any building work impacts on the structural of the building then you will need pp but definitely structural report. You may have an issue with pp as you are a floor with could be use as a room in the future by yourself or if you sell the house. PP would look at that option, so you may need a architect to see how this can be installed without impact as a living area. Hope this makes sense.
