DayLight coming from bottom of the tile, is it normal?

Anonymous user 03/03/2024 - 3.27 PM

Hi, A re-roof is done recently and the new tiles are Redland 49. It's been 4 months and I am doing an inspection of the roof after the storm. Can't see any water/leak in the loft. But, when I look through some loosen breathable membrane - 2 layers of membrane overlapping each other, and when there is wind, you can see through the gap between the 2 layers and when looking downwards not upwards, I can see day-light comeing from from the bottom of tile. They are very small holes seems between 2 tiles overlapping each other. Seems happen to most if not all tiles that I can see. Is it normal? Thanks a lot for any advise.

Are you a tradesperson and able to answer this question?

Perfectly normal . Roofs with tiles are never seaedl tight they are designed to allow air circulation to help the timbers breath. As long as the mineral is overlapped and you cannot see any light when you look up should be fine.

The felt under the batten and tiles should be loose between the rafters and overlap at least 100mm - more with a shallower pitch. The tiles should also overlap sufficiently (the gauge) again depending on the type of tile used and the pitch of the roof. It is essential that there us airflow and ventilation to the roof structure to prevent wet and dry rot and this is why roof felts are normally breathable. If this is all good, then you don't need to worry about seeing daylight from your roof space. 300mm of mineral wool insulation in the roof space floor between the ceiling joists is a worthwhile investment.

Yes it’s normal to see light when looking downwards from inside.

Hi there as stated by the previous comment if your in the loft looking down you will always see daylight as the roof isn’t meant to be sealed if you look up and see day Light that's when to be worried as the water will travel down it’d have to be extremely harsh conditions for water to blow up under the lap of the tile and hit the felt and blow in upwards through the overlap of this as well. But who knows with our weather of late. Kind regards Mike
