New granny annexe warm roof - multiple melt holes appearing in the snow!

I had a builder create a granny annexe for my 96 year old mum to live with us, from an existing garage at the side of the main house. He suggested also adding a warm roof which substantially added to the cost but said it will be warm and you will save on heating. So we bit the bullet and went ahead. However come the winter when it snowed I expected the roof to be be covered evenly in snow. However to my dismay there were lots of regular, small holes in the snow, a couple of inches in diameter and about 4 inches deep going down all the way to the roof surface demonstrating that warm air was being lost in all these places all across the roof! What is the likely cause of this? What problems are likely to occur if left unchanged? What needs to be done to rectify it? What should I do now please? Help! All advice gratefully received. Hi, this could be cold bridging through the insulation fixings I’ve seen this before but only with frost on the roof.

Hi The whole idea of having a warm roof is that no or better very little heat lost. How ever in 40 years I never seen this. However that heat can make there way up thru fixings the bitumen and melt the snow is very unlikely but one has to see that to make an informed conclusion Regards Ralf

Hi,I would suggest that a perforated venting layer was installed on the insulation prior to felting which would explain the small hole like appearance when the roof is covered in snow or ice. This is the correct specification on warm roofs as the venting felt allows the felt to expand and contract throughout all temperatures.if felt is laid directly onto insulation it is prone to cause blistering or air pockets due to the gases within the insulation. I would not be concerned about this, it’s just the heat from the insulation between the perforations of felt, hope this opinion eases your concerns. Tony

This is completely normal depending on the type of roof covering that has been applied. The top fixing screws secure the top OSB3 deck over the insulation and vapour control to the lower OSB3 deck which sits on the joists. The fixing screws will conduct some heat from the warm void in the roof.
