Parapet walls, box gutters and gable roof (dual pitched) single storey rear extension roof

Anonymous user 28/02/2024 - 3.47 PM

I am proposing to build a single storey 6m rear extension on a mid terrace property. Both of my neighbours have 3m single storey rear extensions which they have built upto the line of junction. My architect has drawn a gable roof on the single storey rear extension (Dual pitched) with parapet walls and the box gutters will go along the parapet wall on both sides. Will these box gutters along the parapet walls on both sides cause any problems in the long term or am I better off going for a flat roof on extension or a half flat and monopitched roof. Just to note I don't want to leave a gap between my neighbours and my new extension as I'll lose space for the sake of a gutter pipe on edge. I'll appreciate your input.

Are you a tradesperson and able to answer this question?

It all depends on the sizes you have to work with and the material you intend on using. Ultimately it will also rely on the person doing the installation. You wouldn't have any problems with a well installed sheet Lead box gutter with steps to allow for thermal movement. This would be the high end spec anything else would have a limited life span compared to sheet lead. Most problems occur due to poor installation and design rather than products failing.

You will have to use a lead box gutter system how you ever going to to change any normal guttering when its slammed next too the house next door with inches to spare you wont get a tech gun in to put on a gutter clip on lol And step sheet lead gutter would be best.

Although that is a good answer, there is still a maintenance issue, with possible blocked gutters each side with leaves a an moss in autumn. Maybe a good idea to go with Slight pitched flat roof and access from front. People are put off with flat roofs but with a good fall and a high performance material such as SOPRIMA sl 500 hot melt system comes with a no quibble 25 yr minimum guarantee. Hope this helps.

A flat warm roof would be a good alternative, it would be more cost effective but may not add as much resale value (peeps perceptions) to that of a pitched roof. As with the last feedback it is all to do with the details and design. I see many good architects and builders fail to specify and produce good parapets, falls and finishes.....
