New build house - bathroom floor tiling after appliances and wall tiles fitted

I am buying a new build property and will be having half height tiles fitted by the developer in my bathroom; however Will not be having the bathroom flooring fitted with them due to various reasons (cost, lack of choice etc). My concern is that since they will be tiling the walls I imagine they will screw and seal the sink and toilet to these tiles which will then cause an issue when coming to tile the floor. I understand it is easy to unplumb these appliances; however it’s the removal of sealant that causes more concern. Furthermore since these would have originally been fitted on to the plain floor boards, when tiling the floor this will then cause the toilet and sink to be at a slightly higher level when refitting which surely would cause and hole originally drilled in the wall tiles to then not fit, resulting in unsightly holes in new tiles and more holes to be drilled. I appreciate tiles can be fitted and cut around the toilet but have read that this isn’t the proper way and isn’t as ‘water right’ Any help and advice would be really appreciated. Thank you!

Hi, it’s possible you could ask the developer/tiler to leave you a couple of spare tiles and when it comes to having the floor done, have the drilled tiles removed and then new ones fitted? Or as the sink and toilet will be raised it’s possible you would be able to fill the holes making it water tight and maybe they would be covered by the fixtures, so hopefully out of sight, and the sealant/silicone would be removable and new sealant would be added, hope this helps.

I agree with the other response in that it's always handy to have spare tiles. Many years down the line you may crack or dent a tile and will be thankful that you have spares. It is not clear but are the appliances fitted yet? If not then you can ask them to fit the appliances with tiles, or boards of simily depth, under neath them. Toilet should always be fitted on top of the tiles and not cut into them. The appliances can be easily disconnected for tiling the floor later. Sealent can be removed with the correct cleaner and careful scraping. The tiles behind the basin may not need to be redrilled as the holes may be covered still.

Both the above options are correct and possible, but it would be a much better finish to get the copper tails installed in the correct places for sink and toilet etc. then lay the floor, then tile the walls drilling the tiles where the copper pipes come through the walls and floors. The sink, toilet etc can then be fitted only once eliminating the risk of bad re-fitting and possible leaks.

All the above points are valid. However, what has not been mentioned is the guarrentee. When a new house is sold it comes with a warranty. Usually the NHBC or Zuric Insurance. If the sanitary ware is removed by anybody bar the developer then this warranty is void. So think carefully before you do this . As any problems that may arise with the sanitary ware will cost you .
