Location of boiler flue pipes

Hi. I am buying a flat and the homebuyers surveyor mentioned that the boiler flue pipe needed to be 30cm away from an opening. I am trying to understand if this only applies to new boiler installations or do I have to move the boiler when I buy the property? I would really appreciate the advice. Thank you

Hi emilie that’s is correct the flue has to be 30cm (300mm) from an opening window or door. However......for most boilers you can buy something called a plumage kit for the flue which directs this away from the opening. It is definitely the cheaper option instead of moving the boiler!

A plumage kit will do the trick. 300 mm is the minimum distant to an openable window.

Hi,
Yes a plume kit would work to clear the minimum distance of flue terminal from an opening but make sure if your boiler is non condensing i.e an old version then it’s flue plume kit would be special that cop with high temperature plumes.

There as always to be as recommended a plume kit installed for safety you will need a certified gas’s engineer
