How much would it cost roughly to construct a 10m x 5m x 4m to eves gym changing/shower room?

Construction would be inside an industrial unit and consist of timber studwork with a load bearing roof for general storage. Unit must have toilets and showers installed with all electrics for lighting and power points. No windows are necessary but will need two entrances. Unit will contain single divide for male and female quarters in each of the two changing areas there will be one toilet and two showers.

I dont think you can get an anywhere near price for this work in this fashion.Electrics and drainage can add a lot of money to any project and we do not have enough information on these.If you are serious in your intention to do this,post it as a job and let tradesmen see your unit and discuss exactly what you require and where.Its a lot better for you to see whether its viable than wild guessing on here.

You would be looking at a ballpark (excuse the pun) figure of about £20 - 22k for the construction with a sprung timber floor. The final price would depend on pipe runs for services, sewerage & water, runs for electric supply and type of lighting/heating.Allow a £25k + Vat total cost budget with timber construction. The roof would not be able to take any great load due to the span unless we could construct a steel frame. This would alter the price considerably.
