Water leak marks in ceiling

Anonymous user 15/03/2024 - 2.54 PM

Hello, We are looking to buy a property but have noticed water leak marks in one of the bed rooms on the first floor. The house has 2 stories (ground and first floor). One of the bed rooms on the first floor shows water leak marks in the ceiling. At the moment the water marks are dry, however, I do not know exactly how long this has been like this or if the previous owners have repaired it. The leak is not from a boiler or a hot water tank as the boiler is on the ground floor and hot water tank in a different room on the first floor. The bedroom ceiling is flat and the roof is pitched, I was unable to go in to the loft to check for myself. Please help me understand the possible cause of this water leak mark in the ceiling? Thanks Attached photos: https://imagizer.imageshack.com/img921/2546/nDIE4c.jpg https://imagizer.imageshack.com/img921/7726/7kdZ3i.jpg https://imagizer.imageshack.com/img924/1467/k5oRMP.jpg

you have a hot water cylinder,if it is not an un vented cylinder (usually white ) you will have a cold water storage cistern ( tank ) in roof space, this may have leaked or overflowed,or you have a leak in roof, these may have been fixed ,ask the vendor,or get your surveyor to investigate this.

This could be manner of a few different things. It could be as simple as a cracked tile letting small amounts of water in. If the roof membrane is old and not ventilated. It could be your roof sweating inside due to changes in weather (hot then cold creates condensation) Upon inspection I would be able to give a definitive answer Many thanks

The first thing you should do is go into the loft space and have a look right above where the marks are in the bedroom ceiling. It could be pipe work or a roofing issue that’s current or repaired You will be able to tell if any work has taken place directly above the ceiling stains
