How does Quantity Surveyor calculate costs for expert report for the court?

Hi We have a building dispute with a builder who has taken the dispute to the court. The court has asked a jointly appointed Chartered Quantity Surveyor to produce an expert report for the judge. The building works which were partly completed by the builder have since been nearly finished by the new builder. There is nothing for the quantity surveyor to see as the incomplete works and defects have been finished/repaired. How does he/she calculate costs? Both sides have produced plenty of photos. Also builder is claiming money for extra works that were never quoted or agreed. Is the quantity surveyor responsible to check whether extra works were agreed and calculate costs of extra works? We are very news to this and would appreciate comments.

In my opinion will be the best to have independent survivors as long the one is not independent. And also depending what you have agreed on the contract.

A QS will measure what materials have been used up to the point of when the first builder left as there is picture evidence and the new builder can probably vouch for this. The QS will also account for labour costs, these will be what was arranged by the between the Client and the contractor. They will also account for any travel made to site plus any plant or specialist tools used for the job. If extra work was agreed or not unless there is a V.O variation order then the builder doesn’t have a chance. Everything must be kept in writing if all arrangements. The court has appointed the them so they unbiased, calculations depending on job size will be done by square meter. And any extras should of been confirmed by you both by email or text so there’s proof. Getting your own surveyor will be a waste of money. As it would be seen as bias as you’ll have payed for his services. Hope this helps.

So the builder has proceeded with county court proceedings? The items that you are not happy with, have you any pictures or email text evidence of what was wrong? It’s pointless paying the surveyor around £1000 to see work that has been rectified? This will cause issues in settling the claim. I assume the builder wants paying for whatever has been done? So am I right in thinking you paid someone else to finish make good ? Did you give the other builder time to rectify the problem?
