Converting half of garage and planning permission

Anonymous user 15/03/2024 - 2.53 PM

Hello- We recently got denied ‘change of use’ for our garage through the council- based on parking. We are now wondering whether the best option is to convert half of the garage and leave the front of the garage as it is- leaving a small amount of space for storage behind the garage doors. Do we still need to seek planning permission from the council? Would adding another parking space to the front of our house, we would have three in total, help at all? Thanks all

Hi I would contact a local architect. Normally a garage conversion only requires building regulations. But double check with the architect also question the architect about permitted development as this allows for a lot to be done without planning permission as it's a government scheme and bypasses the council.

If you could turn your full front garden into a drive well this possibly would change there viewing. As of part changing garage you would still face the same problem as you would still not get the car in the garage

I would agree with previous posts also, yo will still need building regs and change of use for the half you want to convert, just need to change the drawings on your application and re apply

Hi We have had the same issue with a conversion we are doing at the moment. The council refused full conversion but did allow part conversion so long as there was still 4m overall for a car to be part in the garage part out, but still on the customers property. The reason was they would have lost a parking space and added to street parking (which is minimal and wouldn't have had an impact at all). If you are able to add a parking space to your garden this would cancel out their reason for being able to refuse you so I'd expect a positive response. I hope this helps! Thanks Bill
