Potential Leak - No Clear Source - Plumbers Have Checked Pipes/Radiators

Anonymous user 15/03/2024 - 2.53 PM

I have a bit of a 'mystery' that it would be great if I could get some advice on. Over the past few weeks I notices a damp patch on the carpet in my bedroom (after standing in it) and thought that maybe I'd spilled something so cleaned it up as best I could and kind of forgot about it. A few days later I noticed that it was still present so pulled up the carpet and noticed a patch of damp that had soaked through the wooden (MDF) type board, the underlay and the carpet itself. The first plumber checked the radiator and confirmed that wasn't leaking and suggested it is likely a pipe under the floor. The second plumber who came cut out two holes either side of the ceiling joist to check, again, if the radiator pipes were leaking. Once cut they looked under the pipes and everything was completely dry, so they said that it wasn't a typical 'pipe leak'. The bits of floor they cut out were pretty wet it looks like the set up of the floor is: Rubber > Some form of sponge > Chipboard All of which is pretty wet/soaked through. They then spent a lot of time running taps (sink and bath) and shower over the bathroom to try and replicate a leak (or a reason as to why it might be causing the issue in the room next to it. But they couldn't really find the source and suggested that the bathroom is re-tiled (as to be fair there are a few cracked tiles) but without knowing for certain I don't fancy spending money on getting a bathroom redone when it might not be required! Does anyone have any suggestions? Bit More Info: 1. This is the only point on the bedroom floor that anything is occurring. 2. I have looked above it and there is nothing above and no 'leak' coming from above. 3. I haven't spilled anything / don't have pets / don't have children. 4. I spoke with the previous flat owner who said that they had the carpets changed 18 months before selling and it wasn't there then. 5. Thanks for the answer 'JC Plumbing and Heating' pipes have been checked with radiators on and off to see if this impacted anything, sadly it didn't change and there were still no leaks. Thanks, Joseph

Hi there, have you checked the pipes near the damp patch while the radiators are off as the expansion from the radiators could be causing the leak to stop while on and then leak when the radiators cool down Hope this helps on your investigation 👍🏼

You might have water ingress from the external cladding, window seals, pointing issues, the guttering or a leak in the roof. You need a Building Surveyor. Quickly!!! Good Luck

As already mentioned you could have water coming through from outside. I know you have said the radiator pipework has been checked, however it could be a leak from the radiator valve itself (underneath the valve cap). I hope you manage to find the source of the mystery. I hope this helps you

Did anyone remove the bath panel and look under the bath? If the floor under the bath is dry check the tiled wall under the bath. If that wall looks damp then you can be sure the cracked tiles are letting water through. Also check all the seals (silicon) on the bath. What type of shower do you have? If it is an electric power shower, it is possible that an internal water connection is leaking and possibly running through the wall via the drilled wall fixings.
