Conservatories

Few questions please, thanks: Detached bungalow. Private sewage system approx 1 metre near to kitchen along with the foul water drain waste system. * How easy is it to relocate the foul water drainage system.outside a kitchen (dishwasher, sink and washing machine) in order to have a conservatory built outside! * Roughly what is the price range for a lean to conservatory approx 4m X 7m, with underfloor heating, and thermal blinds? I do not want an ext as I want the glass to enjoy the garden scenery around me * Would planning permission be needed? I read for a detached house 4m is the limit to extend out without planning permission. * What about moving the foul water drainage system? What and who do I need to do that? Do I need a surveyor to survey exactly where the drains and sewage is as council plans may be outdated? * Do I need to advise the council of the plan builds? * Am nervous that the sewage system is right next to the patio area where the floor will need to be dug down at least 1 metre to build the new foundations. Approx 6.to 10 inches. Will this be a problem? Does it mean a no.go?? Thanks in advance, much appreciated
Hi Best way to deal with this is to have a local authority building inspector and builder of the base to meet and discuss requirements. You will need building control to ok the sewage pipe move anyway. Thanks

The local water authority now have to be notified of changes to the drainage systems and will need to see a proposal, you would be better advised to employ a builder to liase with LWA. and build the base including foundations and all required alterations.

Leave the pipe where it is and box it in

Don’t split up responsibility as can lead to obvious problems. Get a reputable general building contractor like myself to sort out the design issues and give you a complete turnkey cost.
