Smell from internal soil pipe

I am in a flat above a commercial premises which has a loft conversion (done years before I purchased). As a result, the flat has an internal soil pipe which runs down from bathroom, into kitchen & down into shop below. Soil pipe vents up into the minimal roof space above conversion as I can spot grey top poking out above roof when looking from street. In kitchen, waste from the sink & washing machine runs along floor level behind cabinets & feeds into soil pipe in corner of kitchen. Had new kitchen & bathroom installed within last year with no change to soil pipe location. Have recently noticed that when I wash up in the kitchen sink, I can smell eggy smell from bottom cupboard in corner where soil pipe runs behind. It lingers for approx 30 mins. It doesn’t happen whenever waste water is run from bathroom (no smell in kitchen cupboard after using toilet or running shower). Doesn’t smell when washing machine has been used. I don’t believe there’s any leakage of water. Both kitchen & bathroom have been fully tiled so am hoping to avoid any damage to them in getting access

All sinks wastes have a trap, the traps job is to fill with water hence proventing any bad smells from the soil stack wafting back up through your plug hole. This would suggest to me that somewhere something is creating syphoning the water out of the trap allowing bad smells to enter the house through the plug hole. To potentially resolve this it would be a good idea to change the existing trap and replace it with an anti-sython trap. Hope this helps and hope it works. Regards Russ

There may be a slight blockage in the bottom of the soil pipe mate, maybe not enough to bloke the pipe but enough to make the water smell and the stink rise up the pipe

Hi, there must be an open trap or no trap for a smell to come back through, or the washing machine waste pipe may be installed wrong, it needs to go to highest point first to stop any dirty water or smell coming back
