We are looking to build a balcony at the rear of the property that will lead off the master bedroom.
There are no properties to the rear to worry about.
It will be built on top of a pre existing single storey structure and the balcony will mirror the same space so will be about 16 m sq.
Given that it will be placed on top of an already built single storey building that was subject to all the correct building regs, will we need to seek permission for the balcony?
It will not extend past any building line and is about 5 metres from the nearest neighbour.

You will need a planning application. (Verandahs, balconies and raised platforms that are more than 300mm higher than ground level are not permitted development and will require planning permission-PD Rights 2019-Class A-k).
The Council will normally refuse such proposals on the grounds of overlooking and loss of privacy.
Some councils may accept this idea as long as any impact on your neighbours is minimized as much as possible. This can be achieved via positioning at the side or rear using screens for their privacy. Also, the right of light should be checked. This should be discussed with the Council and an architect.
Building Regulation approval is needed too. The joists should be checked and changed if necessary as they are not designed for floor loads.

You may not need planning permission- this might be permitted development- but I would encourage you to seek engineering advice to make sure that the roof structure is capable of taking the load. You may also need to make a building warrant application
Hi, I would suggest approaching the council or an architect for their advice (I would say that!). But the 'overlooking' factor is taken quite seriously when it comes to planning approval.
Planning permission would usually be required this is something I have looked into myself, but it can depend on your local council planning office

It is changing a roof to a floor which will need structural input and building control will need to sign it off as well. Pretty sure you will need planning permission as well.
100% yes, you will need planning. Any balcony, raised platform or deck more than 300mm from ground level requires full planning.

I had a issue with a property over looking farm land on a greenbelt site. They applied for planning to extend the rear. No neighbours for 200 yards either direction and farmland as far as the eye could see to the rear. Council removed the balconies on the planning application because they didn't want balconies 🤷. Planning is a lottery in this country so speak to the planners as they all think differently. Let's hope you find a good apple. 🤞
