Building above existing kitchen
Anonymous user 03/03/2024 - 3.27 PM
We are looking to build a bedroom and family bathroom above an existing newly renovated kitchen and downstairs space. If we proceed, is there likely to be much damage to the new kitchen when building above it? Any advice would be appreciated, thank you.

This shouldn’t impact your kitchen to much, perhaps some plaster may come loose due to vibration and the removal of floor boards, I’m working on the assumption you need hot, cold and waste pipe supplies for the additional bathroom and access to the void between floors is needed. In summary, I’d tend to put protection over the work tops and appliances to errand on the side of caution, corrugated plastic protection sheets are relatively cheap compared to kitchen damage !

There should be extra care and attention taken to avoid damage and disruption to your property this is what i would do but you may have a few settlement cracks but if this is minimal it can be sorted with ease

From your question it sounds like you are intending to build up off a single story extension. If so, you’ll need to remove the roof before going up and building a new roof. There is likely to be a chance of water ingress unless a covered scaffold is used. Which can prove costly. Also you will need to check if the current footings are suitable to take the weight of another story. If you just refurbing/changing an existing floor space, provided care is taken when running new services in floor spaces they shouldn’t be a problem. Good luck .

The last post is a good one, but there may be a chance the roof joists of the kitchen, which will become the floor joists of the new rooms, may need upgrading/strengthening

Hi, this is not enough detail to give you
proper advise, yes the kitchen would be protected cosmically as the previous post
As standard practice but there could be issues with your M&E access to produce the bathroom above depending on the property layout.
I would advise an architect inspection or an experienced builder before you financially commit.
Your sincerely Tim
