Side garage B Control roof rafters fixings
Anonymous user 03/03/2024 - 3.27 PM
To help get quality builder as job would be under Build Control Notice. I'm Intending to side attach garage (just under 5 mtrs long by 3 mrts wide) to bungalow. I want flat roof under eaves, not above . As it's under eaves how would garage roof rafters fit to bungalow that would satisfy Build Control. Thanks

1)Cut out existing brick work to existing gable end and sit proposed roof joists on outer leaf of existing gable end make sure to allow for build up of new flat roof (see architects notes)
2 Fix pole plate 200 mm x 50 mm depending on span of roof joists this (size purely an example) to existing gable and fix joist hangers to pole plate make sure to allow for build up of flat roof (see architects notes)

I would fix joist hangers From existing plate to required height. most cases there should be a fire break between garage and house. the property has a hipped roof not gable ended.
