Dormer against chimney or gap? Which is best for weatherproofing?

Our building plans currently show our planned dormer abut to our shared chimney (semi detached property). We don't want to cause damp issues for our neighbours and we think its better if there is a gap between the dormer and shared chimney to allow rainwater to pass either side. Are we right?

Yes, a gap would be advised to prevent any future issues for both yourself and your neighbour.

We have always had planning conditions saying that we weren’t aloud to join the dormer to chimney on the lofts we have done and is better to have lead work done properly in between the two yes

I most definitely would have your former central if possible but definitely not butted up to a chimney that’s going to create issues flashing up best way leave enough gap between chimney and dormer what is adequate enough for the repair to do flashing and soakers to the dormer Leaving the chimney in a separate entity because you’ll have so close around the Chinle and stepped flashing at the side of the tiles But without seeing the plan that my thoughts Andy
