Chimney & Fireplace

replacement or repair of a chimney lining

Anonymous user 09/03/2024 - 3.06 PM

hello - we own a 20's house and have a decorative open gas fire in one of the rooms that we inherited with the house. It is only used occasionally. After strong winds we noticed a lot of crud was coming down onto the fake coal and surrounding area. We called a chimney sweep - who gave the chimney a sweep but said that it was the lining that was disintegrating. There was no soot. He suggested we had a top put over the chimney pot to stop the rain getting in, but that the breakdown of the chimney lining was just due to age. There is still some crud falling down after strong winds - but not so much now. Please can someone tell me if it possible to repair or replace the lining? Also is it a health hazard to use it in this condition? I would like to know what kind of repairs could be undertaken . Thank you, Sheila Lawrence

Hi There are a number of issues with your chimney that need to be thought about . Firstly you have a gas fire . The lay out of the coals on the gas fire must not be disturbed or altered by the chimney sweep ,this will affect the combustion and kw rating of the fire . If fitting a cowel it must be a gas cowel as the size of the vents or gaps in the cage on the cowel is important. If there is mortar deterioration to the brick flue I would recommend a gas safe registered engineer inspects your chimney and carries out a spillage and flue flow test . They will check the bedroom above and loft for signs of a leak. Stainless steel Chimney lining is the best solution long term but is not cheap at around £1000 I hope this helps

The liner cannot be repaired & must be replaced. Any substance falling from the chimney which is a discharge from any fire is a health hazard.
