Mould patches in the middle of room ceilings (& slight dripping in bathroom)
Anonymous user 03/03/2024 - 3.26 PM
We have a new flat roof in a fairly new building but large circular mould patches appear in the middle of the warm room ceilings (near the lights) in cold winter months. This only occurs in winter. What is the solution to this please? Also in winter there is slight dripping from the bathroom ceiling void?

Condensation, and no insulation barrier between the warm home and the cold air/surface of the flat roof

Looking at the picture supplied and not physically been to the job I’d say the issue is more to do with the roof as the roof can’t sweat if there’s plenty of airflow and the damp patch is one area as I said I’m only going on the picture supplied

This is condensation where there isn’t an insulation barrier to prevent this from happening

The only solution to this is to install mushroom vents on flat roof. It's worrying that the builder hasn't considered the venting of your property regards tony.

It sounds like you have an unventilated cold flat roof combined with poor internal ventilation when the bathroom is in use causing a high relative humidity.
The only real solution is as follows:
1. Fit a warm flat roof as per building regulations 2010 and the British standard literature.
2. Install mechanical extraction which sinks with the light being on and a delay timer.
