Potential rat entry under flags, which be leading upto cavity of walls?

Anonymous user 15/03/2024 - 2.52 PM

Hi, So we have recently heard rats in the loft. This was sorted out with poison, the council inspected the outside and did not see any evidence. 2 months later, they're back. I have investigated outside myself and found a some digging under a flag on the patio. I lifted this patio up and saw a path through the sand, I subsequently lifted the second flag up further in and found a hole going downwards into the house. I could just fill this hole up with concrete I guess, but I don't know what is down there and should I lift the other flags up to have a look for subsquent holes across the wall of the house? Do you think I should I hire a groundworker to investigate and dig it up properly and fill any holes it all with concrete? Looking at past questions, could the rats be getting in through the 'pipe lintel' and how much would a groundworker charge for this investigation? P.S My house has about 4 man hole covers in the garden, I suspect the mains run under the patio. Thanks,

Are you a tradesperson and able to answer this question?

I would suggest you get a ground worker in .who would probably want a day rate to investigate the problem .then could give you a price to rectify .prices and day rates vary alot depending what area you live

Have a drain survey carried out by a qualified drainage company. If there is damage to the drain then this may be rectified and the drainage company may be able to claim the cost of repairs from your home building insurance company

First thing first pay a drainage firm with a drainage camera to survey your drains and go from there .

After learning of your day problem, I would do a full investigation into the competence of the work done. . Manhole should be raised and sealed using the apropiate covers. Pavours if they are slabs should be laid on an even Sharpe sand and cement mix, not sand. There should be no entry points what so ever left for unwanted pests to gain entry. Poison should be put down anywhere in which you believe there is evidence of vermin. All entry points should be sought and filled immediately, accompanied by strong poisen should eradicate the problem. I would firstly to a survey of the works completed and it may be that patio should be 're completed properly. A good sub base should be in place, then paving laid on Sharpe sand and cement which rats will not pass through. The lintel mentioned should be sealed so nothing can again gain entry. Unfortunately it doesn't sound as if project was completed professionally, and now causing problems.
