Flat to pitched roof - building regulations/notice

Hi, I am considering getting a small extension at the back of my property re-roofed. It is currently a flat roof and want to make a lean-to tiled roof instead. If I did this, would this require full building regs? Or would I be able to submit a building notice instead?

You have certain height guideline for a pitched roof, wouldn’t require building approval if under 30sq/m.

I would advise you to ring your local authority and ask advice before you proceed.
Generally you need Building Control consent in dwellings for any repair or renovation of the existing thermal elements of the building e.g. roof, wall or floor construction, which affects over 25 percent of its relevant area - this includes the re-covering of roofs.
ALSO - if above the flat roof there are windows then you may not have enough height for a pitched roof......
Try a warm flat roof - they are brilliant at keeping the warmth in and the cold out.

A head then you may have to take it down just phone the planning department and usually they will tell you there and then what is required hope this helps

Hi I agree with Bobby's answer on the overall foot print size to regs, a new pitched roof should be fine as long as it's no higher than 3m, but it would be a good idea to check with your local building control.
