Penetrating Damp

Chemical damp proof course installed and membrane. Old plaster chipped off to 1.4m and whole wall skimmed but there is a patch around 2m high that won’t dry out. It dry’s out partially but when it rains it gets wet again. Looking at the outside the wall looks sound enough, pointing looks good so just wondering how to resolve it. There are a few nails knocked into the pointing for cable stays for phone line but would this be enough to cause such a problem? Any advice welcome. Pictures available. There is a window above but I would say it’s not directly above, more than a meter away. There is a bit of a void in the wall where the electrics run in a channeled out part of the wall. I wish there was a way of posting some pictures.

hi is there a window above at all Even though window a meter away water could be travelling down and hitting a brick tie or something, I would check seal around window a sill

Could be penetrating damp Take off entire wall to the brick and tank Then paint exterior wall with a waterproofing paint

may be old chimney, ie salting??? if not, membrane all the wall, floor to ceiling.

It might be that the damp proof course was installed only on the outside wall or it is on a non-standard height. Tanking on the inside, chemical injection would definitely help.

The big clue is the fact that it gets worse when it rains...rain = high humidity. Sounds like your problem is from within and not without. Treat for condensation then check the results.
